End of One Year Builders Warranty Inspection The first anniversary of your new home is fast approaching and your Builder's Warranty is about to expire. This may be your last chance to have any defects corrected at the builder's cost. We take your building warranty in hand and give your house a thorough, top-to-bottom inspection specifically focused on those areas covered by the warranty and where major repairs or alteration costs might occur. Our written report will prove invaluable when you sit down with your builder to report and negotiate the repair of unsatisfactory conditions. Pre-Listing Inspection When planning to sell your present home, it's vital to have a current, accurate understanding of its overall condition. Nothing will kill a potential sale faster than the discovery of a significant defect. Our inspection report will give you an opportunity to make repairs before they can affect the sale. This report will help you to determine whether, and by how much, to alter your asking price. The information we provide also helps you to evaluate your risk exposure with regard to disclosure claims and terms of the sales contract. Mold Investigations and Testing Mold contamination has been identified as a major contributor to building-related illness and poor indoor air quality. Without proper mitigation of water losses, mold can start to grow rapidly and within 48 hours. Where sewage backflows into a building, the amplification of mold growth is even greater and faster, unless properly mitigated and remediated.
